When discussing overall pricing, you'll often hear about per square foot pricing. Some people calculate using the entire square footage of the house, while others focus solely on the heated and cooled areas. I follow the industry standard, which means when I mention $165 per square foot, I'm referring to the interior space, excluding the garage or covered porch. While this slightly affects pricing, keep in mind that the garage is typically the least expensive part to build. Unless you have a highly customized garage in mind, should find that you're aligned with average pricing.

When it comes to average pricing for home construction, based on my experience as a builder, I've found a reliable range here in Oklahoma. Typically, for homes ranging from 1,700 to 4,000 square feet, the average cost per square foot lands between $150 and $190. The $150 range often caters to clients looking for a quality home without extensive upgrades, while the $190 range is for those who prioritize premium finishes and features. It's important to note that these figures are averages; individual projects may vary based on specific choices and budgets.

It can be easy to see a builder fee of 10-20% of the entire cost and question it. But building a quality home is more than just crunching numbers on a budget sheet and making some calls. It involves juggling timelines, invoices, inspections, and material deliveries, which can quickly become overwhelming. Consider the financial loss of taking 5-10 months off work to manage your project—it's likely comparable to hiring a qualified professional. Being a General Contractor is not just about calls and collecting checks; it's a demanding role that requires dedication and expertise, often hidden from view.
